With the rain once again upon us here in San Antonio it’s a great time to check your home for leaks. Water stain(s) on the ceiling are usually a by-product of a roof, appliance, or plumbing leak that came through the ceiling and evaporated, leaving behind a patch of dried, discolored mineral deposits. At this point some detective work maybe in order. Is it from the roof or an upstairs bathroom or possibly a leaking pipe or some condensation? Either way you should be vigilant a small problem could easily become a big problem.

Here’s a peak at a home I inspected over the weekend. Built in the 50s pier and beam foundation. In this situation the foundation had shifted in such a way that some of the piers weren’t in contact with the beams and many of the piers had water damage/rot. Along side some other issues an evaluation of the foundation by a licensed foundation repair company is warranted..

Homefact: Did you know that creaky floors are not necessarily due to age! The sound is more likely to be the result of temperature and humidity changes. Wood is porous and can expand and contract with those changes. During the winter, flooring tends to contract, and in the summer they tend to expand.
