✨ CLOSED! ✨
This closing is one I'll never forget. ❤️
I had the absolute honor of helping my grandma sell her tri-plex investment property in Laredo, and what we thought would be a typical transaction turned into one of the biggest learning experiences of my real estate career.
We listed the property the week after Thanksgiving 2025 and received 4 offers!After negotiating with one buyer, they unfortunately exercised their option to terminate. Thankfully, we had a strong backup offer and were back under contract within a week.
Everything was moving along smoothly... until the appraisal.
The appraiser informed the lender she couldn't complete the appraisal because the property was zoned R1 (Residential)instead of R3 (Multifamily Residential). Since the property is a tri-plex, the zoning had to be corrected before we could move forward.
Cue months of patience, teamwork, and determination.
My grandma and aunt immediately began the rezoning process. Unfortunately, they missed the January submission deadline and had to wait until February to apply. We were told the approval process could take up to three months.
In April, I attended the Planning & Zoning meeting and had the opportunity to speak on my client's behalf. Two neighbors attended to protest the rezoning request, which definitely caught us by surprise. Thankfully, through open communication, we reached an agreement that allowed the rezoning to move forward.
At the beginning of May, the City Council officially approved the rezoning! 🎉 After waiting for the signed ordinance, the appraisal was finally reordered in June. We hit one last delay while waiting for the completed appraisal, but once the lender received everything...
✨ We were finally CLEAR TO CLOSE! ✨
This transaction reminded me that real estate isn't always straightforward. Sometimes it requires problem-solving, patience, advocacy, and a great team working together to overcome unexpected challenges.
