๐Ÿ’ŽWho Can Donate a Gift Fund?
Who can donate a gift fund depends on the type of mortgage you choose. The most common sources include:
Relatives
Close friends
Employers
Charitable organizations
Public entities that assist low-income and/or first-time homebuyers

๐Ÿ‘Ž๐ŸฝWho Can't Donate a Gift Fund?
The gift donor cannot be a person with an interest in the sale of the property, including:
The seller
The real estate agent
The builder

๐Ÿ’•What Comes Next?
Your donor must send your lender a mortgage gift letter accompanied by a paper trail to back it up. The gift letter should include:
The dollar amount of the gift
The date the funds were transferred
A statement that no repayment is expected
The donorโ€™s name, address, phone number, and relationship to the borrower
The accompanying paper trail should include a copy of the donorโ€™s withdrawal and borrowerโ€™s deposit slips.

A quick market update. With interest rates being unstable, buyers arenโ€™t sure when the right time to buy is. We can only predict that they will continue to rise over the next few months.

Buyers appear to be โ€œpausedโ€ for the time being. Uncertainty in the market as well as the economy leads to hesitation. Buyers overall have less purchasing power than they did 3 months ago.

Itโ€™s a bit of sticker shock for these buyers. But the good news for them is MOST of the multiple offer situations and the overbidding for homes is done. So as a buyer, before you could get a rate under 4% but overpay $100k for a house.

Now, you will have a rate of at least 5.5% or higher, but the overpaying isnโ€™t nearly as severe.

Once buyers start to understand that, the โ€œpauseโ€ will discontinue and the market will return to a much more balanced state.

For the sellers: Yes, you most likely missed the absolute PEAK of the price in the housing market, BUT that doesnโ€™t mean that you arenโ€™t still getting FAR more than you ever would have dreamed back in 2019.

The majority of homes arenโ€™t selling in a day, a weekend, or even a week now. We are seeing homes creeping towards 30 days on market.

Remember, back in 2008-2012, we were seeing 120 days on market as average.

If we get to 30-60 days on market, that is absolutely a GOOD thing!

One last thing to remember... With price reductions being very common again, it can be discouraging to lower your price to stay competitive. BUT, if you are purchasing another home after you sell, they most likely will also be lowering their price. It all comes out in the wash.

What does this mean?

It means buy the house you want. But committing to the house doesn't mean you have to commit to the financing available now forever. Smart homeowners always look for a better financing opportunity, and make the move when the time is right. You can always change your financing to more favorable terms later, should better rates and products become available.
