📈 Inventory is up (this is BIG)
- 5.7 months of inventory
- Homes sitting longer (~99 days avg)

Homes are selling at 92.8% of list price — so pricing strategy matters more than ever.
💡 What I’m telling my clients right now:
🔹 First-time buyers — This is one of the most favorable windows we’ve had in years. Less competition = better deals if you move smart.
