1. San Antonio is home to the only UNESCO World Heritage Site in Texas
Most people know about The Alamo, but many don’t realize that all five historic missions—including Mission San José and Mission Concepción—collectively earned UNESCO World Heritage status. It’s a distinction shared with places like the Great Wall of China and Machu Picchu.

2. The city sits where two very different Texas landscapes meet
San Antonio is located on the edge of the Texas Hill Country and the South Texas Plains. That’s why one side of town has rolling hills and limestone terrain, while the other feels much flatter and more brush-covered.

3. The River Walk wasn’t built for tourism
Today, the San Antonio River Walk is one of the city’s biggest attractions, but it originally grew out of flood-control efforts after a devastating flood in 1921. The result became one of the most recognizable urban spaces in the country.

4. San Antonio is one of the largest cities in the U.S. by land area
Many newcomers are surprised to learn just how spread out the city is. A “quick trip across town” can easily take 30 to 45 minutes, depending on traffic and construction—which locals know is practically a year-round season.

5. The city has a deep German influence
The area’s culture wasn’t shaped only by Spanish and Mexican heritage. German immigrants who settled nearby communities like New Braunfels and Fredericksburg left a lasting impact on local food, architecture, festivals, and traditions throughout the region.

1. HEB is Your Best Friend: If you’re not on a first-name basis with the folks at HEB, are you even living in San Antonio? It’s not just a grocery store; it’s a community hub where you can get everything from fresh tortillas to the latest gossip!
2. Bill Miller tea ritual: When someone offers you a sweet tea from Bill Miller’s, accept it with gratitude. Refusing might lead to a local crisis.
3. Spurs Pride is Mandatory: If the Spurs are playing, drop everything! Wear your jersey, gather your friends, and prepare for spirited debates about Wemby’s latest moves. If they win, celebrate like it’s a national holiday; if they lose, just remind yourself that “there’s always next game!”
4. Embrace the Heat: If you’re not sweating like a popsicle in the sun, you haven’t fully embraced San Antonio living. Just consider it the city’s way of keeping you hydrated—drink more agua and maybe a margarita!

Living in San Antonio means enjoying its vibrant culture, delicious food, and the excitement of Spurs basketball!

Most people think buying a home is about beds, baths, and price…

But the clients I work with?
