Myth: The Fed sets mortgage rates.

The Fed sets a short-term rate for banks. Mortgage rates track the bond market much more closely, and bonds react every day to things like:
• Jobs reports
• Inflation data
• How strong the overall economy looks

That's why rates can move even when the Fed doesn't.

Want to know what's moving rates right now? Comment RATES and we'll break it down.

You're under contract. Now hold still.

Between Pre-Qualification and closing, your finances are still being reviewed. Big changes can delay or derail your loan. Before closing, pause on:
• Opening new credit cards or loans
• Financing a car or furniture
• Changing jobs without talking to us first
• Large deposits you can't document
• Co-signing for anyone

Not sure if something counts? Visit us at https://www.gfshomeloans.com/loan-officer/marlen-gomez and ask before you act.

Rates took a step up this week.

Mortgage rates climbed about a quarter point over the past week, with the 30-year fixed averaging around 7.43% as of Friday, per Mortgage News Daily. Stronger than expected business activity data pushed bond yields higher, and mortgage rates followed.

Here's the rest of the picture:
• New home sales jumped in August, up nearly 13% from July
• This week brings inflation data and the monthly jobs report, two of the biggest rate movers
• Rates change daily, and your rate depends on your scenario

Wondering what this means for your budget? Reach out https://www.gfshomeloans.com/loan-officer/marlen-gomez and we'll walk you through it.

Two people can buy the identical house on the same street for the same price and end up with payments hundreds of dollars apart.

The price is only one input. Here is what else is doing the work:

⏺️Property taxes follow the property, not what you paid for it
⏺️Insurance depends on the roof, the age, the coverage you pick
⏺️Loan type changes the terms, not just the rate
⏺️Down payment moves more than the loan size, it can shift the whole structure of the payment

This is why comparing two houses by list price alone tells you almost nothing.

The only number that actually matters is what it costs you every month. That one takes about ten minutes to figure out.

Reach out to https://www.gfshomeloans.com/loan-officer/marlen-gomez and I'll run yours.

Short answer: it depends on what you're comparing it to.

Here's the part that gets skipped. A rate lock is not a prediction. It's protection. It removes the risk of things moving against you while you're under contract, and it costs you the chance of things moving in your favor.

What actually goes into the decision:

🔸How close you are to closing
🔸How long your lock period runs and what an extension costs
🔸Whether your budget survives a move in either direction
🔸Whether the house is worth having regardless of where the number lands

Anyone who tells you with certainty what rates will do next is guessing. What you can control is whether a move either direction would wreck your plan.

That's the conversation worth having.

Nobody buys a house because the market told them to.

They buy because a baby is coming. Because the lease is up. Because a parent needs to be closer. Because the commute finally broke them. Because two people decided to build something together.

The market is the backdrop. It is never the reason.

So if something in your life is shifting this fall, that is worth paying attention to, separate from whatever the headlines are doing this week.

The right time is usually personal before it is financial.

Visit https://www.gfshomeloans.com/loan-officer/marlen-gomez and let's talk about what's changing for you

Spring gets all the attention. Fall is where the deals are.

The buyers who were competing with you in June are gone. School started, schedules filled up, and most people quietly decided to wait until next year.

The houses are still here.

What that means for you right now:

More homes on the market than any year since 2019
Asking prices easing instead of climbing
Sellers still listing in September usually have a reason to move
Fewer offers to compete against on the same house

The market does not care that it is not spring. It only cares who shows up.

Visit https://www.gfshomeloans.com/loan-officer/marlen-gomez and I'll show you what is out there right now.

Every team that wins anything had a plan before the season started.

Most buyers do the opposite. They start looking at houses, fall for one, and then try to figure out the financing part backwards.

A real game plan is simple:

🔸Know your actual number before you shop, not after
🔸Know which parts you can adjust and which you can't
🔸Know what happens to your payment if something moves
🔸Know what you'd do if the house you want gets an offer before yours

None of that takes long. All of it is easier to do now than in the middle of a negotiation.

You don't need to be ready to buy. You need to be ready to know.
