When a new home is being built, each piece of building material has a specific way that it should be installed . There are specific instructions that come with each piece of building material or are sometimes written on the material itself. When having a home built I recommend that you call me to have each phase of the building process inspected ( phase 1- foundation inspection , phase 2 - pre drywall, phase 3- final inspection ). By having each phase inspected you can insure that the home is being built correctly and to correct specifications.

When a driveway shifts and becomes uneven with the garage or with the sidewalk around it it becomes a tripping hazard. When I inspect a home the first and foremost thing on my mind is your safety so things like this are always mentioned first in red on my reports.

This Halloween season I’m bring you something truly scary! BLACK MOLD! While inspecting a home I can not see under the drywall but if I see something very evident like this I will definitely let you know. Black mold needs warm temperatures and moisture to grow and spread. Something like this should be treated by a professional. Black mold poses serious health issues and should not be ignored .

A cracked septic tank lid can allow waste water to seep out and contaminate the ground around it. Septic tank lids that sit in the sun for years can tend to crack. Whenever I am doing a home inspection with a septic tank I always write up septic tank lids that are sun baked and should be replaced .

A sprinkler system needs a zone map to ensure that each area of your yard receives the correct amount of water, and to avoid wasting water. When I inspect a home this is always missing. Do yourself a favor and test each zone and place a zone map right inside the sprinkler system door.
