I grew up in San Antonio. One of the strangest things about moving back after years away is realizing how much this city has changed.

When I was in high school, there were places I thought of as the edge of town. Fiesta Texas was as far as anyone would go. The only thing beyond that really, was the Dominion.

Now? The line between San Antonio, Fair Oaks, and Boerne is practically gone. 😂

Every time I drive around 1604, I catch myself going "...wait, when did THAT get there?" New neighborhoods. New shopping centers. Roads that didn't exist. Whole areas that were basically nothing when I was growing up are now full communities — thousands of families living, working, raising kids in places that used to just be dark, highway roads.

Downtown has exploded and revitalized.

I know growth isn't all good. More people, more traffic, more construction, and endless complaints from locals.

But honestly, it's fascinating.

Now that I'm in real estate, I look at all of it differently.

I used to just wonder "what are they building over there?" Now it's "why there? What's coming next? How does that change the neighborhood around it? Where are people going to want to live in five or ten years? What areas will become thriving businesses? Where can I find a new place to eat?? What changes are coming that will affect the residents?"

I'm not chasing the next transaction. I didn't come up through real estate the traditional way, and I'm not trying to be your typical agent. What I am is the guy who wants to be plugged into what’s happening in San Antonio and the communities around it — where we're growing, what's changing, and what it means for the people who live here.

So if you ever find yourself wondering the same things — What’s going up over there? What’s happening to this area? Is this neighborhood changing? Where is San Antonio growing next? — come talk to me.

You don’t have to be buying or selling a house. You don’t need to be “in the market.” I genuinely enjoy talking about this stuff, and if I don’t know the answer, I’ll probably want to find out just as much as you do.

For 16 years I ran a Thai restaurant in Southern Illinois. What people don't realize about that job: you're not just cooking, you're doing budgets, staffing, leases, contracts, and reading people — often all before noon.

We eventually sold it and moved back to Texas. Tried the restaurant gig for a minute managing a local restaurant. Loved the people, hated the hours. So then I decided to just be a stay at home dad while my sons were going through elementary and middle school.

Somewhere in there I started subbing in my kids' school district, which turned out to be its own crash course in patience, but was probably one of the most fun experiences of my life. I realized I missed being around and engaging with people.

Real estate is where those two worlds actually meet — the deal-making side of running a business, and the people side of showing up for a community. Starting in residential, building toward more.

After months of studying, classes, exams, and more studying, I'm excited to finally start my real estate journey.

For those who don't know me, I'm JT, or Tam. It doesn't matter what you call me, as long as you call me. 😜

I've spent most of my career owning and operating restaurants, teaching martial arts, and being involved in my community. Real estate is a new chapter for me, but helping people isn't.

My goal isn't to be the guy constantly filling your feed with sales pitches. I want this page to be a resource—whether that's sharing market updates, explaining real estate concepts in plain English, or helping someone figure out their next move.

If I can answer a question or point you in the right direction, if you're thinking about buying, selling, relocating, or you're just curious about the market, feel free to reach out. Even if you're not ready to make a move, I'm always happy to answer questions.
