Sometimes the right home finds you before it ever really hits the market!

I originally showed this home to my clients while it was being privately marketed only to real estate agents, and once we walked through, it was pretty clear why it deserved our attention. It checked the boxes that mattered most to my clients, from the location and layout to the space they were looking for, and just felt like a really good fit.

After a little back and forth, and the sellers receiving multiple offers, we worked through the details and were able to find terms that made sense for both sides—and most importantly, secure the home for my buyers. 🙌🏼

I say it all the time, but finding the house is only part of the job. Knowing about opportunities before they’re widely marketed, communicating effectively with the other side, and putting together the right strategy when there’s competition can make all the difference.

Now my clients get to move on to the fun part: making this one theirs. 🥹🏡 I’m so excited for them!!

Consider this your sign that summer is NOT over yet ☀️

There are still plenty of warm days left around here, so I put together a few things I think deserve a spot on your end-of-summer bucket list around Boerne + the Hill Country. Basically, all the things I’m trying to squeeze in before we collectively decide it’s fall even though Texas weather says otherwise. 😂

And yes, I fully plan on pretending fall is right around the corner while it’s still 90+ degrees outside.

UNDER CONTRACT 🏡

Sometimes you walk into a house and just know…and that was definitely the case with this one. Once I showed my clients this home, they knew pretty quickly they loved it, so we got to work making all the pieces come together.

Not only were we able to scoop it up quickly, but the sellers were also willing to work with us on timing while we get my clients’ current home listed and sold.

Buying a new home while selling your current one can have a lot of moving parts, which is why having everyone on the same page makes such a difference. When the buyers, sellers, and agents are all willing to work together toward the same goal, it can make the entire experience so much smoother.

So excited for what’s ahead for them!

There’s a lot more to being a Realtor than opening doors and writing offers. 👀

A lot of the work I do for my clients actually happens behind the scenes.

It’s calling the listing agent before we ever write the offer to figure out what matters to the seller. It’s noticing the things in a home that you might not think twice about now, but could matter when you go to sell someday. It’s knowing what’s worth negotiating after an inspection, solving the random problems that inevitably pop up, and sometimes even being the person who says…I don’t think this is the house for you. 😅

Because my job isn’t to convince you to buy a house!!
It’s to help you make a really good decision when you do.

There are so many little things that happen between “we like this one” and getting the keys, and having someone in your corner who knows what to look for, what questions to ask, and how to navigate what comes next can make all the difference.🤍

July definitely kept us on our toes. 🤍

This month looked a little bit like...
🏡 4 families officially becoming homeowners or planting roots and starting new chapters.
🔑 3 more families finding the one and going under contract.
🚗 Lots of miles across San Antonio helping clients explore different neighborhoods.
☕ Trying new local spots around Boerne.
🌧️ And experiencing some of the craziest rainfall and flooding our community has seen in a long time.

One thing I love about these monthly photo dumps is that they remind me how much happens in just a few weeks. Some days I'm touring homes, some days I'm celebrating families at the closing table, and other days I'm grabbing coffee, taking a walk on the trail, or simply enjoying life here in the Hill Country.

I'm so thankful for every client who trusted me this month and excited for everyone whose next chapter is just getting started.

There's nothing better than seeing the right timing work out in your favor.

These first-time homebuyers knew exactly what mattered most: finding the right area, keeping a manageable commute to work, and having enough space to truly make a house feel like home.

Our checklist looked something like this:
✔️ A location that fit their daily commute
✔️ Room for their family and guests to host
✔️ A good size yard to enjoy

We toured quite a few homes in the area, scratching them off our list, but this home came back on the market right in time and we were able to move quickly to make it theirs! One of my favorite parts about this one is that the timing couldn't have worked out better. They'll have plenty of time to transition from their rental into their very first home without feeling rushed.

I couldn't be more excited for this family and can't wait to hand them the keys. 🤍

If you've lived here for any amount of time, I have a feeling at least one of these made you smile.

It's the little things that make Boerne feel like home...

This one is officially HOME.

From the very beginning, these two knew exactly what they were looking for — a home they could grow into, a place where family could come stay, and yes… a pool was high on the wish list too. ☀️

Getting to the closing table wasn’t without its challenges, but that’s what made this day even sweeter. We navigated multiple offers, negotiated to have their closing costs covered (plus a little extra), and made sure they were in the best position possible every step of the way.

Seeing them walk away with the keys to their very first home together is exactly why I love what I do.

This one is definitely worth celebrating!

These clients were referred to me by our neighbors after their parents decided it was time to make the move from Tennessee to be closer to family here in Texas. I’m always so grateful when people trust me enough to send their friends and family my way. 💚

When we found this home, we knew it was the one... but we also knew we weren't the only ones who thought so. This home ended up receiving 7 offers total, and I'm so excited to say my clients came out on top. 🙌🏻
