Quick trip to South Germany to visit Füssen & Neuschwanstein over the weekend, with a stary in Austria. This is definitely my favorite part of Germany.

The city of Bitche is just an hour drive from the KMC and has a Citadel with beautiful sights from the top. You can tour the inside, and see videos replaying the war against Germany from the 1870s. Very dramatic, maybe a bit spooky to watch whilst inside dark dungeon like rooms. Parents with toddlers be warned!

In the current market, Seller’s concessions are lower than normal and harder to negotiate. If you’re submitting an offer on a home that already has other offers, you have to consider that any concession asked for can make your offer less attractive to the seller than others.

Congratulations to the Head family for making the move from Germany to San Antonio and closing on their first home!

A lot of buyers are considering to offer a partial or full waiver when submitting an offer on a home.
This is an advantage for a seller, because it can eliminate the contingency for getting the buyer’s loan approved. For the buyer it increases the risk of having to bring in extra money at closing. It’s important to understand how it can influence the transaction before using a partial or full waiver, so always discuss this with your Realtor!

A seller’s market means that sellers hold more negotiation power and can choose how they sell their home. As-Is is more common now, because sellers can go with another offer if the repairs requested are too much.

Good morning, Texas. What a beautiful sight, and a welcome change from house showings!
Enchanted Rock near Fredericksburg was an outing I’ve wanted to do for a long time. We finally made it to the top of this bald, granite rock this morning and saw the sunrise. It’s a beautiful part of South Texas, and combined with brunch and a glass of wine in Fredericksburg, it makes for a perfect day.

We sold our home this week. This was the first home we bought together, the first home our girls know and grew ‘up’ in. It was a nice home and I’m sad to leave it, but excited for next adventures that lie ahead.
