Is this happening to you? 🫣

One of the worst feelings you can get as a seller is the stomach-sinking pit when you see how long your home has been sitting on the market–and it just gets SO much worse if it’s been over 30 days.

Luckily, there are actions you can take to fix this! Here’s what to do if you’re in this situation:

1. Listing photos: Imagine you’re a buyer and are seeing your home for the first time through the listing photos. Do the photos make you want to go on a tour of your home? If not, it might be worth retaking them. 📸

2. Curb appeal: Your home’s exterior is a buyer’s first impression of your home. Take a walk outside and see if there’s anything you can do to spruce up that first impression.

3. Price tag: A too-high listing price is one of the main reasons homes sit on the market. Talk with your agent about making your listing price more attractive to buyers.

4. Staging: Can buyers see how they could live their lives in your home? This is where staging is helpful to highlight all of your home’s best features! 🪑

5. Marketing strategy: Talk with your agent about your marketing strategy. If you’re not attracting the right buyers, switch up your strategy to get in front of buyers your home would be great for.

First impressions matter, and that’s where curb appeal comes in. 🌳

Just think about it. The outside of your home is the FIRST thing buyers see when they roll up to your house.

They make snap judgments about whether your home is a good fit for them or not based solely on how it looks on the outside.

If you’ve ever been house-hunting before, you know that the feeling you get when you first pull up to a home stays with you and colors how you remember the house.

If you’re getting your home ready for the market, don’t skimp on that first impression. Add a fresh coat of paint to your door and freshen up your yard with some flowers. 🌸

Buyers remember the first feeling they get from looking at a home. It’s your job as the seller to make it a good one.

But when they’re not sure if they actually want to buy or sell, or what kind of house they want, or what their budget is, it’s often hard for them to really commit to the process.

It’s all about the power of focus. 🧠

If you’ve ever heard of “buying down your interest rate” but had no idea what that meant, or if it was even possible, this post is for you.

Mortgage points, also known as discount points, are one-time fees you pay for a lower interest rate on your mortgage. These fees are paid to your lender and are considered part of your closing costs. 🏦

Buying mortgage points can help you get a lower monthly payment since you pay less interest.

Usually, one point costs 1% of your total mortgage amount. For example, if you have a $400,000 mortgage, a point will cost you $4,000.

How much mortgage points reduce your interest depends on your lender, but it’s usually around 0.25%, meaning 4 points would bring your mortgage rate down 1%.

But should you buy them? It depends on your situation and your goals. You’ll also need to do some math to see if it’s worth buying the mortgage points in the first place. If you’re not planning to stay in your home for a while, you might not break even with the amount you spend on the mortgage points. 💸

Plus, you’ll still want to shop around for lenders to find the best terms and rates BEFORE you start thinking about buying down your rate with mortgage points.

If you’ve thought about selling your home, you’ve probably punched your address into Zillow or another tool to see what your home could sell for on the market.

While they’re great for a very rough estimate, any home evaluation that you get in about 5 seconds is only going to be sorta accurate at best.

Those tools take the public assessment information about your house and compare it to the market to give you a ballpark amount of what your home COULD sell for.

Your agent will take a look at your home and use their knowledge and experience combined with the latest data and comparative properties to help you understand what your home could sell for.
