As a fulltime resident with my family in Port Aransas, I'm shocked at the myths people believe about our little beach town and the Texas coastline. SO, here's some myth busting to maybe change your mind about what the coast and local properties have to offer:

Myth #1: Texas beaches have brown, ugly water.
Busted: Not Port Aransas! We have just beat out Waikiki for a spot in the top 25 beach destinations nationwide, and check out the shots today at the beach and from Trip Advisor's Traveler's Choice Best of the Best (https://www.tripadvisor.com/TravelersChoice-Beaches-cTop-g191)

Myth #2: I need significant wealth to buy investment property in Port Aransas.
Busted: Not with Port Aransas rental income. If you can finance +/-$500K Port Aransas has options that can pay for themselves. Recently, PA was ranked in the Top 25 markets for vacation homes in 2022 from Vacasa for income-producing, residential investment properties (https://www.vacasa.com/top-markets/2022-best-places-to-buy-a-vacation-home). Of course, there are plenty of high-end luxury properties worth a look, and there are plenty of lower priced houses and condos that are in demand constantly and gross $40K+.

Myth #3: We want to make the jump, but I could never move my family to Port Aransas.
Busted: We made the jump from Alamo Heights in San Antonio and couldn't be happier. If you have a flexible/remote work schedule, kids, and a love for the ocean, I recommend Port Aransas! We have been incredibly impressed with the local schools for our 5 children, the friendships we've made, and the community we've joined.

Myth #4: We might be interested in Coastal properties, but I don't know an agent in the area.
Busted: Not anymore! I'm here and would love to help you and/or your friends find that special place in Port Aransas. I'm pumped to buy a round of margaritas๐Ÿน and go investment property shopping with you and your crew anytime you're in Port Aransas.

Myth #5: It's a really long drive from San Antonio or Austin to the coast.
Busted: 2.5 hours of peaceful, non-congested traffic from San Antonio and you're in Port A! Make it 3.5 if you're driving from Austin. If you can't stand I35 traffic, change your latitude and drive south on I37 and meet us at the beach.

Since moving to Port Aransas, I've encountered three types of people interested in Coastal Properties:

1. The Investor - This person is looking for a deal and wants to capitalize on the ever expanding short term rental (STR) market plus have a place to stay when they take a weekend trip. The good news for this type of client is that there are tons of opportunities to find properties that pay for themselves, and, if you find the right ones, those that add another source of income (some grossing over $100K). Additionally, master planned developments like Cinnamon Shore, Palmilla, and Sunflower allow hands-free marketing, bookings, and management for owners. DIY people beware! Living in San Antonio or Austin and expecting to solo manage your STR is NOT a winning strategy. The good news is that there are also local management companies that can make it simple for out-of-town owners.

2. The Second Home Owner โ€‹โ€‹โ€‹- This client wants their own place at the beach. They may be looking for that bargain at the beach (spoiler alert - they're aren't too many of these), or they money isn't a concern (wouldn't that be nice!) and they want that special place - house or condo - just for their family. Usually, these folks want a boat slip (super hard to find), a garage for their golf cart, and/or want to be close to the beach.

3. The "Work from Anywhere" Person Moving to the Beach - I know this person well...because I'm one of them! We pulled up stakes from Alamo Heights to move to Port Aransas with our 5 kids a year ago and absolutely love it. Great schools, totally different pace of life, and so healthy for all of us. This type of person is thinking about how to make a home that works for them at the beach - and it's very doable! We wanted a place that was a short walk to town, to the beach, and to schools - and we found it.

And of course there's the "โ€‹I didn't know Texas had pretty beaches" type of person. I'm always shocked when I meet these types and beyond excited to share with them that Port Aransas is now in the top 25 US beaches according to Tripadvisor beating out Waikiki in Hawaii. Hard to believe...but it's true. This summer alone, our average temps are 10-15 degrees cooler than San Antonio, the water has regularly green-blue clear, and there's plenty of fishing, surfing, and beaching for everyone. Port Aransas is pushing Destin and Watercolor off the summer vacation list for the Texans that know what's up!
