A seller came to me after their listing expired with another agent. Dozens of showings, zero offers. They were frustrated and ready to give up.

We took a hard look at what happened. The price was set too high from day one, based on what the seller wanted rather than what the market was actually paying. The photos were dark and didn't show the home's best features. And it sat too long without any changes, which made buyers assume something was wrong with it.

We repriced based on real comps, brought in better photography, and relaunched the listing with fresh eyes.

It went under contract in under three weeks.

I've closed five deals in the last few months, and every single one taught me something. Here's what stuck with me:

1. The house that looks perfect online rarely is. Always walk it before you fall in love with it.
2. Inspection findings aren't deal breakers, they're negotiating tools. Almost everything can be worked out.
3. The lender you choose matters as much as the rate. A slow lender can cost you the house.
4. Sellers remember how you make them feel, not just your number. A personal offer letter still works.
5. The best closings happen when buyers trust the process instead of trying to control every step.

A couple came to me ready to buy, but every time we found a home they liked, they froze. What if they offered too much? What if they offered too little and lost it? What if something better came along next week?

I told them what I tell every buyer in that spot: waiting for the "perfect" offer is how you lose the house.

We looked at the comps together, talked through what the home was really worth, and built an offer based on facts instead of fear. No guessing games, no second-guessing every number.

They made the offer that same week. It was accepted two days later.

A client fell in love with a home last spring, but so did four other buyers. She was ready to walk away, sure she'd get outbid again.

Instead, we wrote her offer with an escalation clause. It said she'd beat any competing offer by a set amount, up to a maximum she was comfortable with, without having to guess what the other side was bidding.

Two days later, the seller called. Her offer had automatically topped the highest competing bid by $2,000, and she got the house without overpaying blind.

Escalation clauses aren't magic, and they're not right for every offer. But in a competitive market, they can be the difference between losing a home you love and actually landing it.
