It is my opinion that a top notch home inspection includes documentation of major system operation. This provides knowledge of to what degree the given systems performed and provides proof of inspection. The expected AC heat removal is greater than 15 degrees F.

Sometimes home inspection is not about finding what is defective, but what is missing or not installed / reinstalled. Sounds easy-till you are really busy!

I was mesmerized by the immaculately clean flue and was thinking that something was not right and then looked at the other chimney. Duh!

Home inspectors are allowed to inspect manufactured and mobile homes after the state required training.

Importantly though, the training received is not comprehensive. These types of homes have unique systems that (in my opinion) should have additional training. Allied Real Estate Inspections has training and certificates to inspect manufactured homes. KNOW before you buy!

When shopping for a home, do note things like fences and retaining walls. The responsibility for repair and maintenance can be shared or bore by one party.

Fences are not included in Texas inspections and, unless a retaining wall involves foundation support, it is not required to be inspected.

The vast majority of new homes are well built and are inspected by builders, right? For the most part this is true. So why should new home buyers hire and pay for their own (outside) home inspection?

Two reasons: 1. Many inside (builder) home inspectors are tasked with 4 to 6 inspections per day and 2. Whoever pays for the report owns it!

The photos below highlight a plastic strip that keeps the shingles from adhering during storage. If not removed during installation, the shingle cannot bond to the roof surface. This is one of the leading causes of shingle uplift and breakage due to wind for new construction roofs.

If you are looking to purchase a home with a pier and beam foundation, always have it inspected. The extra money it costs to have the crawl space checked yields important information that one should know BEFORE making the purchase. Many areas in Texas have soils that are conducive to expansion and contraction with moisture changes.
