Home Owner Associations.
A lot of first time buyers do not know about Home Owner Associations so here is some very condensed information about them. Most newer neighborhoods in Texas have HOAs. The more amenities the neighborhood has such as swimming pools, tennis and sport courts, baby pools, splash pads, community building, children's play grounds and dog parks the more the HOA fees will be. Gated communities will charge a higher HOA fee and are also responsible for their own street maintenance, but in these high end neighborhoods the HOA has control over parking.

The property values in neighborhoods that have HOAs tend to be 5-6% higher than neighborhoods that do not have them. They are established to protect property owners from those that would trash their areas if there were no controls and help ensure the owner's property values are maintained. The HOA management company does the work for the Board of Directors by driving the neighborhood and making sure the properties are kept up and maintained in accordance with the rules and regulations for the community. The directors of the Boards are made up of members from the community who volunteer their services. The average HOA fees are $190 per quarter - some more, some less.

I hope this clarifies HOAs. When buying a home in a neighborhood that has an HOA make sure you receive a copy of their rules prior to closing. If parking your boat or RV in your driveway is high on your list of priorities you need to know if that is prohibited by the HOA.

Eminent Domain - what you should know:
The US and Texas constitutions give the government the power of eminent domain to take private land. In practice impacted property owners are often frustrated by low offers.

It is important to know you have rights, you do not have to take the first offer, think about hiring an appraiser familiar with Eminent Domain cases. Also some Eminent Domain attorneys will take you case on a contingency basis.

Some of our clients have properties on farm to market roads, main streets or freeways. With all the road construction happening right now we thought sharing this information could be helpful.

23 - Texas teachers pay ranked 23rd in the nation
1 - Texas is ranked No. 1 in the nation for the amount of money spent on High School Football Stadiums.
43 - ranked 43rd for education attainment. Texas is one of the most uneducated States in the Nation.
