Here's free events to join this week! See you out there!

Start the week with a visit to our Witte Museum and take a stroll through Brackenridge Park. Later in the week Phil Hardberger has a storytime but if you haven't visited the Land Bridge it's a great time to check that out. Over the weekend there are more back to school events and a showing of Sonic 2 at Mission Marquee.

A huge congratulations to the Mena family! It was such an honor helping this veteran family get into a home. We initially met at a rental home but we got him into a home they can call their own for 0% down and closing costs covered!

Here's free events to join this week! Please stay hydrated and safe out there.

This weeks there's a load more of Back to School events from SAISD, KLRN, and more. Enjoy another movie at midnight at Travis Park or check out a concert in Boerne. Over the weekend check out the opening of a brand new park in Universal City and then check out a Bioluminescense event at Conlfuence Park on Saturday. There's tons to do in the River City!

First, the Good News: Last week, average 30-yr mortgage rates moved below, and have so far stayed below, 7%. A little bit of relief, at least.

Then, the Bad News: Just about everyone in the market expects the Fed to raise rates by +25 bps again on July 26, after their very brief ‘pause’ in June. That would bring the total increase during the tightening campaign to 525 bps (5.25%). As a reminder, this does NOT mean that mortgage rates will automatically rise 25 bps. That’s up to the bond market to decide.

Current homes on market in San Antonio are experincing higher days on market so there is a good oppertunity to get seller concessions and negotiating. New construction homes are still offerings buyers great incentives as well as buy-down rates.

Here's free events to join this week! It's a whole nother week of heat so please stay hydrated and safe.
If you're looking for a movie night, you're in luck. There's no shortage of showings throughout San Antonio this week. Santikos is also still ofering their free movies as well, Trolls: World Tour. Check out the animal encounters at multiple library locations as well and get a lil' wild. Then over the weekend enjoy a walk at Phil Hardberger and join the Back 2 School Bash.

A small drop in rates this last week due to some inflation drops. Production index also drops and is now flat cause mortgage rates to dip. We are still likely to see a rate hike on July 26th but if the market keeps moving in this direction we're likely to NOT see a hike in September.
