If you’ve used a VA home loan before, this matters:
Using it once does not mean you’re done.

Many veterans still have remaining entitlement.

Plain-English example:

Let’s say you used your VA loan years ago to buy a home for $200,000.

The VA benefit is not “one-time use.” It’s based on entitlement (the VA guaranty amount).

In San Antonio, using the $832,750 benchmark:
$832,750 x 25% = $208,187.50 total entitlement

If your first VA purchase was about:
$200,000 x 25% = $50,000 used

You may still have roughly:
$208,187.50 - $50,000 = $158,187.50 remaining entitlement

That remaining entitlement may allow you to use VA again, even if you still own the original home.

One more important note:
If you have a service-connected disability rating, the VA funding fee can be waived, which can save thousands.

The part most people miss:
Many lenders will not calculate your remaining entitlement unless you specifically request it.

Here’s something that’ll save you headaches on your next move:
Before you sign anything, get clear on your timeline and your “must-haves” in this exact order:
1. Report date and how much overlap you actually have
2. Budget range you’re willing to live with (not just qualify for)
3. Commute to your gate and your daily rhythm (PT, kids, shift work)
4. Housing plan: rent first vs buy now
5. VA loan game plan: lender pre-approval + estimate of cash to close

Veteran homeowners in San Antonio — if you’ve used your VA home loan before, you may still have remaining entitlement.

Many veterans assume their VA benefit is one-time use. It’s not.

VA loans are based on entitlement, not usage count.

In San Antonio, the benchmark eligibility amount is $832,750.
That equals $208,187.50 in full VA entitlement (25%).

If you previously purchased a home for $200,000 using VA, you may have only used about $50,000 of entitlement.

That could leave roughly $158,187.50 in remaining entitlement.

Translation:
You may be able to use your VA loan again — even if you still own your current home.

Also, veterans with a service-connected disability rating may qualify for a VA funding fee waiver, saving thousands.

No down payment
No funding fee
No monthly PMI
600 credit scores can often be easier to get approved than qualifying for a rental
