🏡 The 50-Year Mortgage!

There’s been a lot of buzz lately about 50-year mortgages, and opinions are all over the place. Here’s a quick look at the pros and cons 👇

💡 The Pros

1️⃣ Helps more people buy homes.
Lower monthly payments could make homeownership possible for more buyers.
2️⃣ More flexibility.
You don’t have to take 50 years to pay it off — it just gives you more breathing room if life happens. You can always pay extra to shorten the term later.
3️⃣ Most people move before paying off their mortgage anyway.
The average homeowner sells or refinances after about 12 years (and often sooner in some markets), so a 50-year term might not be as crazy as it sounds.
4️⃣ Could open the door for first-time buyers.
Turning rent payments into mortgage payments helps build equity and take advantage of tax benefits.

⚠️ The Cons:

1️⃣ Not ideal for older buyers.
You’ll pay mostly interest in the early years — not great if you’re nearing retirement.
2️⃣ Could drive prices even higher.
If investors use these loans, it could increase demand without increasing supply.
3️⃣ Feels a bit like an interest-only loan.
You might have to refinance or sell before you’ve paid down much of the balance.
4️⃣ Adds to already high household debt.
Stretching debt over 50 years isn’t for everyone.
