🏡 Sometimes the best part of a real estate transaction isn't the house—it's the people.

Today my buyers officially CLOSED on their new home! 🎉

Throughout this transaction, the sellers and listing agent were an absolute joy to work with. What started as a home purchase turned into two families working together to make the transition as smooth as possible.

At the final walkthrough, my buyers found a handwritten note from the sellers sharing details about lawn care, pest control, sprinkler maintenance, and even offering to leave behind additional items that weren't part of the negotiations—including TVs, a projector, Roku, and outdoor movie setup for future family movie nights.

Moments like this remind me that real estate is about so much more than contracts and negotiations. It's about relationships, communication, and helping people move confidently into their next chapter.

When Juan reached out, he had a vacant investment property in Universal City that had already been sitting on the rental market for 91 days with no takers.

This home had a 2023 roof, HVAC, new electrical panel, new flooring, 2026 appliances — but the right buyer hadn't found it yet.

We got to work.

Within days we had title opened, a survey on file, professional photos scheduled, and a Zillow Showcase listing live. In the first 22 days with Zillow Previews the listing generated over 1,000 page views and 103 saves — outperforming 106% of similar listings.

We hosted an open house, executed weekly reverse prospecting to buyer's agents, personally followed up after every single showing, and kept Juan informed every step of the way.

17 days after going live — we had an offer at full list price from a real, motivated buyer.

After some strategic negotiation we went under contract and heading to closing July 9th.

Juan is an out-of-state investor who trusted me to handle everything remotely. That trust meant everything.
