๐Ÿ“Š May 2026 San Antonio Rental Market Update

May showed stronger rental activity across San Antonio. Single-family homes rented slightly faster and recorded more leases compared to April. Multifamily properties had the biggest increase in rental volume, while also spending less time on the market. Condos and townhomes improved as well, with faster leasing activity and higher rental prices.

The increase in leasing activity suggests that more renters were actively searching during May. Properties that were priced appropriately and marketed effectively had a better chance of renting quickly.

If your rental has been sitting on the market, now is a good time to review your pricing, photos, and marketing strategy. Small adjustments can make a difference in attracting qualified renters.

Your tenant has damaged the property and owes you $6,502.90. What are the next steps?

Many landlords in San Antonio are unsure how to handle a situation where the deposit runs out, and the damage bill doesn't.

You walk through the property and notice damaged blinds, multiple nail holes, a sink with standing water, and carpeting that requires full replacement, along with unpaid rent. The security deposit only covers about a third of these damages.

So what do you do with the balance?

If you don't know the answer, you are not alone. Most DIY landlords either write it off or try to figure it out on their own, and most of the time, that money never comes back.

At Hendricks, we don't stop at the deposit. We document the move-out, prepare the itemized statement, send the formal notice, and transfer the remaining balance to collections if the tenant doesn't respond. The former tenant has 35 days from our notice and one week to reply before the account moves forward.
