It is with profound sadness and heavy hearts that we share the unexpected passing of our dear colleague and friend, Mr. Dan Ordóñez.

A respected 20-year real estate veteran, Dan built a legacy rooted not only in professionalism and excellence, but in genuine care for the countless families he served from San Antonio to El Paso. His dedication to his clients and his passion for helping others made a lasting impact that will not be forgotten.

Dan was more than a colleague—he was a bright light in every room he entered. His voice, laughter, and larger-than-life presence brought joy to all who had the privilege of knowing him. He was always the first to offer a helping hand, embodying a true heart of gold.

We are incredibly grateful and blessed to have had Dan as part of our PRG family. His absence will be deeply felt by all of us, but especially by his beloved family, whom he cherished beyond measure.

Mortgage rates have been a bit volatile these last few weeks.

And while it may feel a little nerve-wrecking if you’re planning to buy, that volatility is actually normal when there’s economic uncertainty or global events impacting the market.

It doesn't mean you can’t buy right now. It just means we’re in a moment where rates may bounce around a bit more. And you can’t control that.

But you can set yourself up to get the best rate possible when you buy.

What’s the best time of year to sell? It’s a question I get all the time.

One season usually rises to the top for motivated sellers: Spring.

It’s the peak buying season in the housing market, so we tend to see more buyers, more offers, and more home sales.

A lot of buyers think rates dropping from the low 6s into the upper 5s would dramatically change their monthly payment. But the math tells another story.

On a $500k loan, the difference between getting a 6.1% and 5.9% mortgage rate is only about $64 a month. Not $300. Not $500. Only $60.

That’s not the massive swing many buyers imagine when they say they’re “waiting for the 5s.”

If you’re holding out for a lower rate, my advice is to double check the math. Because rates have already come down significantly from just one year ago. And you may not need to wait any longer.

The numbers could already work better than you expect.
