George’s Ranch is quite the community as a large group of us realtors were invited to Realtor Day for the Parade of Homes last month on May 21st to view the custom models and then vote on our favorite. Every home was spectacular, but I voted for the second model we viewed built as a spec home by John Merritt Homes. The street name is easy to Remember, “Easy Money”. This Gated community not only has an impressive array of custom built homes but also has homes nearby that are being built by Toll Brothers, Perry and Monticello that are priced from 900K and up.

At our recent New Home Builder Committee meeting, we had a class on the stages of building a new home in a Highland Homes model in Davis Ranch. Presenters were from both David Weekly and Highland homes. Afterwards, we drove out to two construction sites to discuss the building process and what inspectors look for. Excellent and very useful information.

The Sabor Realtor Builder Committee hosted a new homes bus tour in Castroville recently and all of us thoroughly enjoyed the viewing of the beautiful new homes that were featured. Castroville used to seem so far out, but not anymore with the explosive growth of our city. The city has beautifully preserved historic homes and lots of choices for the outdoor enthusiasts. We toured homes by seven different builders in the communities of Portranco Ranch, Portranco Oaks, Megan’s Landing and Artisan Oaks. Most of the homes were in the $500K range and up. Some of the homes featured much larger than normal lots.

I recently stopped by the community of Rose Hill by the builder Chessmar Homes on my way home from the gym, located on Babcock Rd, just north of Spring. The location really appealed to me since I live not too far away, in the78249 zip code. Prices here start at around $406K and there are a few quick move-ins available for less than that. Standard features include a 16 SEER AC unit and double pane LoE3 insulated vinyl windows. The kitchen includes granite counter tops and a ceramic tile kitchen backsplash. Our July meeting of the Realtor Builder Committee had a presentation from Joseph McDermott on a new feature available to realtors called CubiCasa via our MLS. This new feature allows realtors to use their cell phone to measure the dimensions of each room and compose a floor layout. Buyers will now have better information to make decisions on viewing and purchasing a property. Consumers want floorplans!

The Sabor Realtor Builder Committee had an excellent program this week with negotiation strategies for New Builds and Creative Buyer Solutions with Builder Incentives. The panel was comprised of Thomas Fryer, Division Sales Manager for Meritage Homes, Manny Alarcon, Division President for History Maker Homes and sales representatives from Dr. Horton and Joseph Creek Homes.
The major points presented by Thomas and Manny was that there are three major components to the builder’s profit margins:
1. Land – Raw or already titled.
2. Cost of building the home including labor and materials.
3. Impact fees that are different for each city.
Also discussed was the cost of mortgage rate buy downs to the builder. This is significant because it can range from $35,000 to $40,000 per sale. Everyone agrees that there are concession limits. The builders want to make sales, but they must protect pricing for existing homeowners and future sales.

The GRI Society meeting on May 9th featured a great presentation by Katie Edge with renovation sells who helps with home upgrades that can really impact profits. She provided several examples with proof of her companies value in getting a home ready to sell. One example was a 35% increase in value after the renovation.

Stephanie Parras with David Weekly Homes had a great class at our monthly New Home Builder Committee meeting on May 8th. entitled "Navagating the Design Selection Process with Homebuyers. She brought us up to date on the latest preferences in colors, such as getting away from gray that has been in style to bringing the outdoors inside with greens, etc. Also, hybrid flooring with laminate and vinyl is becoming much more popular these days.

Great class today on real estate fraud by Indepence Title, how to spot it and what to do if it comes up. Of all the real estate frauds and scams out there, the most common is "wire me the money to secure a rental advertised online.
