As we move into May, we’re taking a look back at April’s market performance and the weekly sales activity shaping the heart of the spring season. These trends continue to provide valuable insight into buyer demand, pricing movement, and inventory growth across the San Antonio market.

According to the latest data from the San Antonio Board of REALTORS® (SABOR), total sales reached 3,135, reflecting a 2% increase year over year. The average home price rose to $369,963 (up 2%), while the median price held steady at $307,000, showing continued pricing stability across the market.

Inventory remained healthy with 6.09 months of supply, while days on market increased to 87 (up 12%), indicating buyers are still taking a more measured approach. Listing activity continued to grow, with new listings rising to 5,713 (up 11%) and active listings increasing to 16,847 (up 12%), giving buyers more options throughout the region. Meanwhile, pending listings dipped by 8%, suggesting a slightly slower pace in contract activity despite strong inventory levels.

Overall, April reflected a balanced and active market—steady pricing, growing inventory, and moderate sales growth continue to create opportunities for both buyers and sellers as we move deeper into the spring market.
