We're so excited for our buyer that she was able to find such a perfect home, and we are so honored to have helped her negotiate over $41,000 off of the price of the home!

Our client had very specific needs and wants in a home and wasn't about to settle for anything less! Through our conversations and understanding of her goals, we gave her advice on how she should negotiate and what she should expect from the seller in return. We helped her stay strong, fight for what she needed and wanted, and helped her get an incredible amount of money off on a home she absolutely loves!

🏡 SATX Market Update: May 2026 🏡
We inched further into a Buyer's Market with 6.14 Months of Inventory for May and recorded the highest number of Active Listings ever for the San Antonio area with 17,211 properties available for purchase.

Compared to May 2025, Days are Market have risen, Pending Sales fell, and Median Sold prices fell slightly. However, Total Sales rose and Average Sold prices rose. San Antonio's Housing Market has almost been like two different housing markets this year. Some homes going Under Contract within days and other homes sitting and sitting and sitting.

This tells us that both buyers and sellers at this time can have strong negotiating leverage given certain homes and certain situations.

If sellers want the most out of the homes they sell, they should spend time, effort, and money up front on light renovations that draw buyers in and have them fall in love with their homes. Those renovations may include painting, installing new floors, and increasing curb appeal...with staging of some kind as the icing on the cake.

If buyers want the most out of their dollars when purchasing a home, perhaps look at homes that need just light renovations, narrow your searches to homes that have been on the market for a while, and spend time searching to find several homes that you like so you can stand strong with negotiations with any of them... because you have other options you can make offers on.

That's why we do what we do, run our business the way we do, and help clients the way we do! Our first-time buyer client is looking to spend around $300,000 on a home. That's a huge commitment that will potentially span 30 years...
It's a big decision and needs to be properly weighed ⚖️

🏠 Housing Market Update 🏠
A couple of weeks ago, April's numbers were released for the San Antonio area housing market, and we wanted to share them with y'all 😁

We officially entered into a Buyer's Market again and reached a new highest record for Active Listings with a large uptick in New Listings as well. Even with all of that info, the Average Sold Price increased and the Median Sold Price stayed roughly the same since April 2025. This tells us that buyers are still buying homes and are willing to pay top prices for homes that are renovated, turn key, and desirable 👍

We'll have to wait for a couple of weeks to see what happened in May, but until then if you have any questions about the market, buying a home, or selling a home, reach out to us! We'd be honored to chat 😁

Our neighbor asked for our help to sell her family home, which was built by her family in 1968 and remained in her family since last week 🤗

There are memories that all properties have... and then there are those MEMORIES that come attached to those truly unique situations and special homes. Our client grew up in this home. We're so happy for our client for going Under Contract and so happy to have helped her negotiate tens of thousands off of the list price 🤩

The transaction process starts with the Option Period, which is the time where almost all buyers hire trades to come and inspect the systems of the home. Shout-out to Matthew Zorola with Reel Home Inspections for doing another thorough inspection and thorough review for me on site for our client 😎

The roof was inspected yesterday, the foundation will be inspected today, and then we'll get with our client to figure out what she wants in potential repairs or credits for repairs. We've helped our clients go through hundreds of inspections like these over the years, and so thankful to be able to help this one as well. We're super honored and excited to be helping whoever we can however we can 😁

We're so happy for our neighbor clients for closing on their investment property and for their trust in us to help them through the process 🤩

We met with them a few months before listing to discuss renovations, cleaning, staging, and list pricing. After some work and effort, we helped them with the finishing touches before listing, got photos taken, and got to marketing their property 🤩

Within a few short days on the market, they went Under Contract with a fantastic offer! The transaction wasn't smooth, though, and just before crossing the finish line, the lender asked for repairs. We helped them find the trades needed to complete the work and brought them some champagne for the closing table 🥂

Congratulations to our clients again on this sale, and a huge thank you to them for listening to our advice and trusting in the process and the our given directions that best helped them with their real estate goals 💪

🏠 Congratulations to Our Clients 🏠
We are beyond happy for our clients and so honored they trusted us with the sale of their beautiful home 🤩

We met at an open house years ago, and we instantly connected! We helped them buy their first home and stayed in touch through the following years. When they were ready to sell their home, they reached out and asked for our help again. Their home was amazing when they bought it, but boy did they do so many RIGHT renovations to it 😎

We gave them advice for listing, paid for a interior designing consultation, and got a marketing strategy ready. When everything went live, we were on it, and they got multiple offers within 24 hours of listing and also secured multiple back-ups once under contract! We helped them throughout the transaction (almost entirely Natalie 🤣), and I was extremely honored to be at closing for them, too 🤗

It is such a lovely home and was owned by such a lovely family! We wish the new owners fantastic years ahead and wish again a huge "Congratulations!" to our clients!
