I've been watching this market since 2009, and despite everything that's happened with inflation, interest rates, and housing prices, San Antonio continues to be one of the most affordable major metros in the state.

Sometimes it's not.

If you're relocating to San Antonio from a higher-cost market, renting first can actually give you a huge advantage. It gives you time to learn the neighborhoods, school districts, commute patterns, and lifestyle differences before making a long-term commitment.

Right now, many one-bedroom apartments are still around $1,300 per month, with two-bedroom options averaging around $1,500. There are also rental homes throughout the city that can offer a lot of flexibility while you figure out where you really want to be.

What's interesting is we're starting to see a shift. Some buyers are delaying purchases and choosing to rent instead. If enough people do that, rental inventory tightens and rents begin to rise.

I recently spoke with someone who planned to rent but couldn't find enough options, so they started considering buying instead.

The market is changing, and sometimes the smartest move isn't rushing into homeownership. It's making sure you're in the right area first.
