If youโre pricing your home based on what similar homes sold for in June, you may already be behind the market.
Hereโs what changed:
The median sale price fell from $323,470 in June to $299,275 in August, a 7.5% drop in just two months.
At the same time, new listings declined from 5,082 to 4,426, while pending sales dropped from 3,174 to 2,575.
The market is cooling month over month, but homes are still selling at a reasonable pace when theyโre priced correctly.
One number has stayed fairly steady. Homes are closing at about 93% of their original list price. This points to a clear difference between homes priced realistically and homes priced too high.
For Sellers:
A June comp is not the same as an August comp.
If your pricing strategy relies on sales from three months ago, you could be starting 5% to 7% too high. Overpricing often leads to more time on the market, followed by price reductions later.
For Buyers:
The same market shift creates more room for buyers.
Prices have moved lower over the past three months, giving buyers more options to negotiate and evaluate homes based on current market conditions rather than older sales data.
The Bottom Line:
The last 90 days tell a different story than the last 12 months.
