On July 4, the president signed into law his signature "One Big Beautiful Bill Act" (OBBBA). The new law runs to 1,000 pages. So far, little media coverage has focused on the act's effects on homeowners and first-time home buyers.

Inflation has fallen considerably, but it is still too high for Federal Reserve policymakers' tastes. And tariffs make the calculation even more complicated.

"We've had goods inflation just moving up a bit," said Fed Chairman Jerome Powell at a news conference last month. "We do expect to see more of that over the course of the summer. It takes some time for tariffs to work their way through the chain of distribution to the end consumer."

Sales increased by 6.9% month over month, with 2,342 new-homes sold in May, up from 2,191 in April. That was also up 11.9% year over year, from 2,091 in May 2024.

“Houston homebuilders have had three consecutive months with increased sales with pending sales flattening,” CEO Ben Caballero said in a press release. “June and July will tell us if this trend continues or if it is the high point that usually occurs this time of year.”

A $5 million listing for a home older than the Revolutionary War is on the market in Danbury, Connecticut — which is approximately 50 miles northeast of NYC.

The country retreat, called Roadside, dates back to the early 1700s. The historic home further boasts ties to Broadway legend Rachel Crothers, who lived and worked there until her death. Mansion Global first reported on the listing.
