My take on the recent Fed cuts in relation to housing:

Mortgage rates already baked in a .25bps cut prior to the 9/18 Fed meeting. The extra reduction won’t be greatly felt by the average investor/homeowner.

The most important takeaway will be that reductions have started, and traditionally trend the same direction once started.

Buyers are always looking for a purchase to “make sense,” and the prospect of more affordable housing does exactly that. I don’t expect the market to react aggressively, however this could help push quarter four sales as buyers see a feasible reason to purchase now, and refinance later.
