Stop closing your credit cards thinking it will help you buy a home 👀

Closing credit cards can actually hurt your credit score by lowering your available credit and shortening your credit history.

And here’s something most people don’t know… mortgage loan officers do NOT qualify you based on “potential debt.” We qualify you based on your actual monthly minimum payments, not the full credit limit.

Is a lower rate worth it? 🤔
Not always…

A lower interest rate can lower your monthly payment, but it usually means bringing more cash to closing.

So the real question is:
👉 How long are you planning to stay in the home?

If you stay long enough, the savings can outweigh the upfront cost.
If not, you might be better off keeping that cash in your pocket.
