San Antonio keeps building - literally. 🏗️ The Loop 1604 North Expansion is a $1.4 billion, 23-mile overhaul of one of our most congested corridors, and Segment 3 (at Blanco Road) is nearing completion with the city's very first diverging diamond interchange. Once it's done, TxDOT projects future travel times could drop by as much as 80 minutes on the corridor.

What does that mean if you own or want to own along the North/Far North 1604 stretch? Shorter commutes tend to bring more buyer demand 💫 and often, rising home values. The flip side: construction detours and reduced speed limits are still part of daily life until it wraps, so patience is the name of the game for now.

The latest numbers from SABOR show our median home price at $329,730, up 4% from last year, while June closed sales jumped 15% year-over-year 📈 the strongest month we've seen since last fall. With over 17,000 active listings on the market, buyers have more room to shop and negotiate than they have in a while.

Nationally, the story rhymes: prices are holding steady around $385K median, but inventory is still running well below pre-pandemic levels, and mortgage rates remain in the high-6% range.
