A smooth closing starts with knowing what the title search is designed to uncover, not with alarm, but with transparency and peace of mind.
In a San Antonio transaction, the title search reviews the property’s ownership history and may identify liens, unpaid taxes, judgments, easements, deed restrictions, or boundary and survey issues. Resolving these matters before closing helps ensure the seller can transfer clear ownership.
The title commitment is an important part of that process. It is not the final title insurance policy. Instead, it outlines the title company’s promises to insure the property and the requirements or exceptions that must be addressed before the policy can be issued.
A clean title generally means there are no unresolved matters preventing transfer. A clouded title has an issue, such as an unreleased lien or ownership question, that may need correction.
The owner’s policy protects the buyer’s ownership interest. The lender’s policy protects the mortgage lender. In Texas, the seller typically pays for the buyer’s owner’s policy, although the contract determines who pays and what is included.
