Before you focus on the number, trace the path to closing. Ask where their home sale really stands, how much their financing depends on it, whether you can keep marketing your home, and what backup leverage you have if timing slips. • Come back in the evening and listen. Noise patterns often show up later.
• Look at street parking on both sides. Tight curb space gets obvious fast.
• Scan curbs and low spots for water marks, washed mulch, or patched concrete after rain.

The goal is not to hide it. It is to make the story easy to verify. Pull the engineer report if you have one, organize receipts and warranty details, disclose clearly, and price with buyer caution in mind.
