“How much does a home inspection cost?”

Celia’s answer is basically: it depends.

In her recent experience, many buyers have been paying roughly $600–$800 for the general home inspection.

But then look at the house itself.

Does it have:

🏊 A pool?
💧 A well?
🚽 A septic system?

Depending on the property and what your general inspector covers, you may want additional specialized inspections.

So when you're budgeting to buy a home, don't think only:

“What does the inspection cost?”

Think:

“What might THIS house need inspected?”

That’s a much better question.

🏡 Closing day shouldn’t be the first time you carefully review your final loan numbers.

Your lender generally must provide the Closing Disclosure at least three business days before closing. Use that time to compare it with your latest Loan Estimate:

✅ Interest rate
✅ Monthly payment
✅ Cash needed to close
✅ Closing costs and unfamiliar fees

If something changed or doesn’t make sense, ask for an explanation before signing.
