One of the things I love most about San Antonio is that there's always something happening for families, no matter the season.

This Father's Day weekend is a perfect example.

Between Juneteenth celebrations, FIFA World Cup watch parties, the Texas Folklife Festival, Das Festival of Kendall in Boerne, farmers markets, live entertainment, and family-friendly attractions, there are countless ways to spend quality time together.

A few highlights this weekend:

πŸŽ‰ Annual Juneteenth Festival & Freedom Parade
🍺 Das Festival of Kendall in Boerne
⚽ FIFA World Cup Watch Parties at The Rock at La Cantera
🎭 Texas Folklife Festival
🎢 Fiesta Noche del Rio
πŸ¦– Zoorassic Park at the San Antonio Zoo
πŸ’¦ AquaGlow at Aquatica
πŸ›οΈ Pearl Farmers Market

As an Air Force veteran and San Antonio Realtor, I've helped more than 225 families relocate to the area. One of the most common comments I hear from newcomers is how much they enjoy the sense of community and the variety of activities available year-round.

Whether you're a longtime resident or considering a move to San Antonio, this weekend is a great reminder of why so many families choose to call Military City USA home.

What are your Father's Day weekend plans?

πŸ‡ΊπŸ‡Έ Military Families: Don't Leave Money on the Table When Using Your VA Loan

If you're relocating to San Antonio and planning to use your VA loan, here's something many buyers don't realize:

The average seller concession in today's San Antonio market is around $10,000.

These funds can often be used to help cover:
βœ” Closing costs
βœ” Interest rate buydowns
βœ” Prepaid taxes and insurance
βœ” VA funding fees

But here's the benefit most military buyers have never heard about...

VA loans may allow seller concessions to be used to pay off certain buyer debts at closing, including qualifying credit card debt, auto loans, collections, and other consumer debt.

That's a unique advantage not typically available with other loan programs.

With more inventory, longer days on market, and motivated sellers across San Antonio, military buyers have more negotiating power than they've had in years.

If you're PCSing to Joint Base San Antonio and want to maximize every VA loan benefit available to you, let's talk before you start your home search.

One of the biggest surprises for families relocating to San Antonio is just how much there is to do every weekend.

From FIFA World Cup watch parties and SpaceCon to farmers markets, rodeos, outdoor movies, and family festivals, June 12–14 is packed with activities across the city and surrounding Hill Country communities.

A few highlights this weekend:

⚽ FIFA World Cup Watch Parties at The Rock at La Cantera
πŸš€ SpaceCon San Antonio at Freeman Coliseum
πŸ¦– Zoorassic Park at the San Antonio Zoo
🎬 Free Movie in the Park at Hemisfair
🀠 Saturday Night Rodeo in Bulverde

As an Air Force veteran and San Antonio Realtor, I've helped more than 225 families relocate to the area. One thing they consistently tell me is how much they enjoy the lifestyle, community events, and family-friendly atmosphere that San Antonio offers.

If you're considering a move to San Antonio, understanding the different communities, commute patterns, schools, and lifestyle options can make all the difference.

What's your favorite San Antonio event or tradition this time of year?

One of the biggest mistakes I see families make when relocating to San Antonio is focusing entirely on the house and not enough on the neighborhood.

The reality is that San Antonio covers more than 500 square miles. Living in Stone Oak is very different from living in Alamo Ranch. Alamo Ranch feels different from Cibolo, New Braunfels, Boerne, or Bulverde.

A home that looks perfect online may not be the right fit if the commute doesn't work, the schools aren't aligned with your goals, or the neighborhood doesn't match your lifestyle.

When helping relocation clients, we spend just as much time discussing:

🏑 Daily commute times

🏑 School options

🏑 Property taxes and HOA fees

🏑 Parks, shopping, and healthcare

🏑 Future growth and development

🏑 The overall feel of the community

The best neighborhood isn't necessarily the most popular one. It's the one that fits your family's priorities today while supporting your goals tomorrow.

As a retired Air Force veteran who relocated multiple times during my military career, I know firsthand how important it is to get this decision right.

If you're considering a move to San Antonio, let's talk about where you should live before we start looking at homes.

After helping more than 225 families relocate to San Antonio, I've noticed the same misconceptions come up again and again.

❌ "It's too hot year round."
Reality: San Antonio has beautiful winters. November through February is one of the best times to enjoy everything the city has to offer.

❌ "There's nothing to do."
Reality: San Antonio is the 7th largest city in the United States. Between the food scene, cultural attractions, outdoor recreation, festivals, and the Texas Hill Country, there is always something happening.

❌ "The VA loan process is a nightmare."
Reality: VA loans are one of the best benefits our military members and veterans have earned. The process becomes much easier when you're working with professionals who understand VA financing and know how to navigate the requirements.

As a 23 year Air Force veteran and San Antonio Realtor, I've guided dozens of military and civilian families through successful relocations. What surprises most people isn't the weather, entertainment, or financing.

It's how different each area of San Antonio feels.

A family looking near Randolph AFB may have completely different needs than someone working at USAA, downtown, or Lackland AFB. Choosing the right area can have a bigger impact on your daily life than the home itself.

If you're considering a move to San Antonio, focus less on the myths and more on finding the community that fits your lifestyle, commute, budget, and long term goals.

What was the biggest surprise you discovered after moving to a new city?

πŸ“Š San Antonio Housing Market Update: June 1–7, 2026

Thinking about buying a home in San Antonio? The latest market data shows buyers still have opportunities despite mortgage rates ticking higher.

This week:
🏑 1,189 homes sold
πŸ“‹ 916 homes went pending
πŸ“‰ 2,384 price reductions
πŸ’° Average seller concessions: $10,956
🏠 Median sold price: $444,467 (combined market average)

The biggest takeaway? Inventory remains elevated, giving buyers more negotiating power than we've seen in years. Many sellers are still offering concessions that can help reduce closing costs or buy down interest rates.

For families relocating to San Antonio, don't focus only on the home. Property taxes, commute times, school districts, and future growth plans can have a major impact on your long-term satisfaction and monthly budget.

As an Air Force veteran and San Antonio Realtor, I help military and civilian families navigate the market and find the right area based on their lifestyle, commute, and goals.

PCS season is here, and for many military families, that means making major life decisions on a very tight timeline.

One of the biggest mistakes I see is treating a PCS move as something to simply survive rather than an opportunity to build long-term financial stability.

As a 23-year Air Force veteran, I've been through multiple military moves myself. Now, as a Top 1% San Antonio Realtor, I help military families navigate those same decisions every day.

When considering whether to buy a home during a PCS, it's important to look beyond the immediate move and ask:

βœ“ Does buying fit our long-term goals?
βœ“ What are the local market conditions?
βœ“ What is the area's rental demand?
βœ“ What are the property tax rates?
βœ“ How will this location impact our daily life and commute?

The families who prepare early, understand their VA loan benefits, and make informed decisions based on facts rather than pressure often put themselves in a much stronger financial position.

A PCS is more than a relocation.

It's an opportunity to position your family for future success.

If you're PCSing to Joint Base San Antonio and have questions about neighborhoods, schools, commute times, property taxes, or VA loans, I'm always happy to be a resource.
