We’re seeing a noticeable shift in the U.S. housing market: over the four weeks ending August 23, both new listings and total homes for sale edged up (0.4% and 0.5% weekly, respectively), marking the highest inventory levels since early Q2. At the same time, pending home sales dipped by 1.1%, hitting a six-month low—likely due to high housing costs keeping some buyers on the sidelines, even as more options become available nationwide. The median home-sale price saw a 1.9% annual increase, now topping $400,000, with average mortgage rates hovering near 7%—the highest in over a year.

This rising inventory, paired with softer demand, is opening up more buyer-friendly conditions in many markets. Active shoppers are finding greater opportunities to negotiate on prices or concessions, especially for properties that have been listed for several weeks.
