This closing is personally very special to me. I’m so happy with how smooth this sale went. I wanted to take a moment to give you all insight into our current market. Last summer, it was crazy hot. Little no inventory, competition with offers was intense, little to no room for negotiating for buyers. Within the recent months we started this hunt, you could feel the market shifting. Homes are sitting, price cuts happening, new builds giving buyer incentives again so they can sell. These new opportunities that were not there before, started to sprout up for our buyers. Which was a breathe of fresh air. With this home, we closed in less than 21 days on a financed loan (blows my mind) received almost $5000 in closing costs, wiggle room for repairs and won in a multiple offer situation without having to bid over the list price. The best piece of advice I can give you if you are the fence about buying is this. The home prices will continue to steadily go up, San Antonio is still a very healthy market. It won’t be crazy like peck COVID time but it will be gradually inclining. Interest rates are still very low if you were to look at an average over the last 20 years, we just got spoiled with historical low rates. Buy now while the home prices are still low and while you have the opportunity to take advantage of the price cuts and inventory that is sitting. You finally have more negotiating power to get your home. After you close on your dream home, keep an eye on interest rates, when they drop, lock in the new lower interest rate to help bring payments down. That is my personal plan and I pass this onto to anyone who is going back and forth. Don’t let interest rates scare you into waiting. Right now is a wonderful time to buy. As we come into the new month of March I wanted to drop some San Antonio market information so you all know how this year is starting. Since the beginning of the year, prices have steadily still increased with a high volume of homes being sold. Our inventory is still on the lower end with all the demand we have in our city. We are expecting this spring and summer to be busy and competitive like it was in 2021. My past client came to me one day asking about investing. We sat down discussed the whole process and went over what she was looking for. The next couple weeks we viewed many possible opportunities. We came across this home and knew it was the potential she was looking for. We went head on into a multiple offer situation and came out winning on our first try.

Congratulations to the Rozier family on the purchase of this rare gem! When I first met this family they had a lot of things on their must have list for their dream home. Some items I told them upfront are very hard to find in this current market. We kept searching and viewing homes and finally we found the one that clicked all their needs and got it under contract ASAP. Newly renovated, in their preferred location WITH an apartment in the back for their family. All meeting their budget and winning them money for their closing costs.

Not everyday does that happen but with determination and negotiating skills we got it done! Very excited for them and wishing them many years of happiness within this home.

Congrats to my sweet seller Annette! 🥳

We had been in communication for awhile just patiently waiting to get the green light to sell. Throughout the months I got to know Annette past just the seller title and that made this journey so pleasant. I truly miss her in San Antonio but am thrilled she is on her new chapter! We hit the market and had it sold by the weekend above the list price 😀 Wishing you many years of happiness Annette. Congrats again!
