57 days on market sounds like a number, but what it actually means is that homes in San Antonio are sitting longer than sellers planned. And when that happens, buyers have more room to negotiate than most people realize.

I'd pay attention to that, especially right now. Prices are down slightly year over year, inventory is up, and sellers are feeling it. That combination doesn't mean the market is crashing. It means if you're buying, you're not as rushed as you were two years ago.

A lot of people assume buying is way out of reach right now. But when you put the actual numbers side by side, the monthly difference between renting and owning in San Antonio is smaller than most expect.

That matters because rent doesn't build equity, meaning it doesn't grow into ownership or wealth over time. So if you're paying $1,800 a month right now, that money just leaves. A mortgage payment close to that same amount would be working for you instead.

I think a lot of renters would make a different call if they saw their specific numbers laid out plainly.

The purchase price is what gets all the attention, but it's not what you actually pay every month.

Property taxes, homeowners insurance, and HOA fees (if the neighborhood has one) sit on top of your mortgage. In San Antonio, that gap between the loan payment and the real monthly number can be meaningful. So if you're budgeting around a number you saw on a listing, you might be working with an incomplete picture.

I'd always want someone to know the full cost before they fall in love with a place, not after.

A lot of homeowners are in this exact spot right now: they would consider selling, but they keep coming back to the same question “Why would I give up my low rate?”

That’s a good question. A low rate is valuable, and for some people, keeping it may be the right move. But the decision usually gets a lot clearer when you stop looking at the rate by itself and start looking at the whole situation.

Does the home still fit the way you live? Do you need more space, less maintenance, a different location, or a layout that works better for your family? How much equity do you have, and what would your next monthly payment actually look like?

Selling does not make sense for everyone right now. But neither does staying in a home that no longer fits just because the rate is lower.

The best thing you can do is run the numbers, look at your options, and make the decision based on your life as a whole, not just one piece of the equation.

School zone boundaries don't show up in the listing photos, but they quietly shape what a home is worth when it's time to sell.

Stone Oak, Terrell Heights, Alamo Heights Gardens. Those aren't just nice neighborhoods. They're addresses where the elementary zone is part of what you're actually buying.

What I'd watch for: before you fall for a floor plan, check which zone that specific address sits in. The rating matters, but it's the demand behind the zone that holds resale value over time.
