Second Half of 2026 Real Estate Market Update for San Antonio & Surrounding Areas!
As we move into the second half of 2026, the San Antonio and surrounding housing market continues to shift toward a more balanced market than we’ve seen in recent years.
Homes are taking longer to sell, averaging 77 days on market (depending on location), and inventory has grown to approximately six months of supply—the highest level we’ve seen in about a decade. As inventory increases, home appreciation is expected to remain more moderate.
Buyers have more choices, greater negotiating power, and are often able to negotiate lower purchase prices and seller-paid closing costs. For sellers, pricing a home correctly, preparing it well, and marketing it professionally remain the keys to a successful sale. Overpriced homes typically spend more time on the market and often require price reductions before selling.
30 year mortgage rates are around 6.7%.
