If you’ve been waiting to buy a home in San Antonio because you’re waiting for the “perfect” interest rate… you might be watching the wrong number.
San Antonio is currently the #6 strongest buyer’s market in the country.
The top five?
1. Nashville
2. Miami
3. Houston
4. Orlando
5. Las Vegas
Then comes San Antonio at #6, where there are currently about 116% more sellers than buyers.
There are more than TWICE as many sellers competing for buyers as there are buyers shopping for homes.
That is where opportunity lives.
According to current market data, San Antonio homes are also selling below asking price on average. Realtor. com reports a 99% sale-to-list ratio, while Redfin's August data puts it closer to 97% depending on the dataset and methodology used.
Asking price and selling price are not necessarily the same thing right now.
Nearly 28% of active San Antonio-New Braunfels listings had already had a price reduction in August.
So while everybody is sitting on the sidelines staring at interest rates, buyers who are actually in the market have something we haven't seen much of in years...
LEVERAGE.
Leverage to negotiate the price.
Leverage to ask for seller-paid closing costs.
Leverage to negotiate repairs.
Leverage to potentially negotiate concessions that can be used toward an interest-rate buydown.
You can negotiate the price you pay TODAY.
If rates improve later and it makes financial sense, you may be able to refinance.
But if you wait until rates drop and thousands of other buyers have the exact same idea, today's negotiating leverage may not be there anymore.
I'm not saying everyone should run out and buy a house tomorrow.
I'm saying if you're financially ready to buy, don't let the interest rate be the only number you're watching.
Price matters.
Concessions matter.
Competition matters.
Your total monthly payment matters.
And the DEAL matters.
Right now, San Antonio buyers have negotiating power. Let's use it.
