San Antonio just raised its property tax rate for the first time in over 30 years.

The City’s portion is going from 0.54159% to 0.56288%.

On a $300K property with the full value taxable, that’s about $64 more per year — a little over $5/month from this increase alone.

Important: This is ONLY the City of San Antonio portion and only applies to properties inside San Antonio city limits. Your total property tax rate includes other taxing entities too.

The Federal Reserve just raised its benchmark interest rate by 0.25% — its first rate hike in more than 3 years — as inflation remains elevated. (Federal Reserve⁠)

What does this mean for real estate?

🏠 BUYERS: This does NOT mean mortgage rates automatically went up 0.25%. Mortgage rates move based on the bond market and other factors, but borrowing costs could remain elevated in the near term.

💰 SELLERS: Higher rates can reduce buyer purchasing power, which makes pricing your home correctly and offering incentives even more important.

Bottom line: Don’t panic over one Fed meeting. The market is still moving — buyers just need to know their numbers, and sellers need to price strategically.
