1604 construction has basically become part of the city’s personality. I-35, 281, and 410 will test your patience daily… especially if you moved here thinking Texas traffic was “easy.”

4️⃣ The food scene will ruin your diet.
Breakfast tacos become a personality trait here. One day you’re grabbing tacos from a gas station and the next you’re at a steakhouse in The Dominion. Mexican food, BBQ, Tex-Mex, and hidden hole-in-the-wall spots are everywhere.

Everyone says you need 20% down when buying a home… but that’s not always the smartest move. 🏡💰

In some situations, putting less down on a conventional loan can actually help you secure a more competitive interest rate. 📉

Here’s the strategy 👇

🔑 Put around 5% down to secure the home and lock in your rate.

💵 Then, after closing, if your loan allows it, make a large lump-sum payment and request a recast.

📊 A recast recalculates your monthly payment based on the new lower loan balance without changing your interest rate.

✅ This can lower your monthly payment and, once you reach enough equity, may allow you to remove PMI.

⚠️ Important: This depends on the loan program, lender guidelines, and your financial situation. Not all loans are eligible for recasting, so always verify with your lender before using this strategy.

Most buyers focus on the down payment. Smart buyers focus on the overall financing strategy.
