Canyon Lake is 58.5% full.

Property values are down 4.9% year-over-year but the Comal County Appraisal District thinks your home has gained value.

I encourage all homeowners to protest their tax assessment: it's free, it takes about 5 minutes and it can be completed 100% online.

If you need guidance and you are a past/present or future client of mine, I'm willing to send you comps that you can use as evidence to protest your rising property value.

Every $20,000 you knock off your tax assessment translates into $30/month in savings (for Canyon Lake). If you're in a higher taxed area like portions of San Antonio then the protest could yield savings closer to $50/month

Buyer closed on this cash-flowing 3-unit investment property located close to the expanding Port of San Antonio. This is all part of his retirement plan--He's jumping on the discounts he sees and snatching up properties well below the appraised value. Median home prices today in San Antonio are lower than they were in 2023 but home prices did see a modest improvement in 2025 over 2024. I expect prices to continue to rise, so if you want to take advantage of the relatively low prices and relatively low rates (Buyer secured an investment property loan in the 6% range), let's go shopping.

When I first met the sellers in the assisted living facility, they weren't sure if they wanted to sell just yet. This was the first home they had ever purchased together back in the 1960s in Universal City. The wife would reminisce about mowing the lawn while her husband was off flying F-111's in Vietnam, so it had sentimental value to them.

Then I showed them this picture and asked them who's truck was in the driveway. They had no idea. All of a sudden their mindset changed. With a combined age approaching 188 years they weren't in any condition to fix up the home themselves, so why not sell it to someone who would bring this neglected property back to it's former glory? That's when my favorite-super-duper-awesome distressed-property-buyer Emily (and Maria) from Productive Realty stepped in, gave us a fair offer, and her team is working hard to fix the home so that it can bless another family just as it blessed my clients all those years ago.

I've made a few impulse-buys lately, but this one takes the cake.

I keep preaching this is the best buyer's market we've had in YEARS, so I encourage you to gather the courage to buy the house with the pool--the one your kids want. Be the place that your kids' friends want to hang out at. Create that safe and loving environment for the ones you care about, for after all, tomorrow is never promised.

This is the best buyer's market I've seen in years. Rates are down to the mid 5's--lowest they've been in a while; So much inventory on the market makes for plenty of choices for buyers and almost zero competition (meaning no more multiple offers). Sellers are offering rate buy-downs and paying buyers' closing costs. If you've been on the fence about buying--now is the time to strike--don't wait until February when everyone else decides to buy--unless you like bidding wars and competing against multiple offers.
