I’ve seen San Antonio homeowners spend $40K on a kitchen remodel and wonder why they didn’t make it back at closing.

Meanwhile, the house down the street spent $400 on a coat of paint, spruced up their yard, and walked away with more.

I’ve walked through homes where the owner gutted the entire bathroom before listing and barely broke even. Sometimes, a little refresh does the same trick when it comes to selling.

Then I’ve seen a $1,500 garage door swap change a buyer’s entire first impression before they got to the front door. Speaking of front doors, a fresh pop of paint or wood stain also goes a long way, as far as ROI.

The upgrades that move the needle are usually the ones that remove objections.

A well-maintained yard says “this home is cared for.”

Fresh neutral paint makes every room feel like a clean slate and fresh, bright, and bigger.

The San Antonio hot spots I’ll gladly fall into traps for 😉

These are the kinds of places that have an old-school San Antonian like myself coming back time and time again. Whether it’s wine and pasta for girls night at 🍷, bean & cheese nachos 🌮and a Chispa with the hubs after a long open house at , hosting watch parties at home with 🍕, meeting family from out of town for lunch 🍔at , or sipping an iced tea with a brisket sandwich in hand while driving 🚘out of town from … these spots just hit every time.

Sure, San Antonio has tons of amazing new foodie spots popping up constantly — but these are the tried-and-true classics that always have a place in your heart and tummy 😂

These San Antonio classic and local restaurants I’ll gladly fall into traps for 😉

These are the kinds of places that have me coming back to time and time again. Whether it’s GNO for wine and celebrations ; bean and cheese nachos and a Chispa with the hubs following an open house ; driving with iced tea and a brisket sandwich ; lunch with the family ; or hosting watch party night with - all of these are good olde’ staples that an old school SA native like myself have been enjoying for years! And while we have an ever-growing supply of foodie spots and award winning newbies on the bloc- you most certainly will love- these have been consistently great for generations, and since I’m feeling a lil’ nostalgic today…😊

Summer is one of the most competitive times to buy in San Antonio.

The kids are out of school, some people have more work flexibility, and inventory levels are stable.

Here’s what I want you to know if you’re thinking about making a move in San Antonio this summer...

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in the summer are often working around tight deadlines.

School starting, a job change, or a move already in motion. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn’t mean the house is perfect. Protect yourself and get the inspection.

A summer move is absolutely doable. You just need to go in prepared (with an experienced real estate agent on your side!)
