Why I tell my clients to NEVER skip the final walkthrough.
The inspection is done. The appraisal is done. Your loan is approved. You’re almost at the closing table…
But there’s one more important step: the final walkthrough.
This is your chance to make sure the home is in the condition you agreed to purchase it in.

Before you close, I want my buyers checking things like:

* Are the agreed-upon repairs completed?
* Are appliances and fixtures that were included still there?
*Is the home free of new damage from the sellers moving out?
*Are the lights, outlets, faucets and toilets working?
*Is the HVAC running properly?
*Are the garage, attic, closets and other areas cleared out?
*Does everything look substantially the same as when you agreed to buy it?

A final walkthrough isn't another inspection. It’s about making sure the home you’re about to take ownership of is the home you agreed to buy.

It may only take 20–30 minutes, but it can save you from discovering a problem after you own the house. What's Actually Happening In Our Local Market Right Now?

A REAL TALK CHECK-IN ON THE SAN ANTONIO HOUSING MARKET

If you’ve been hearing that the market is “slow” or that buyers have all the power, there’s a little more to the story.

Here’s what I’m seeing in the San Antonio market right now:

* More choices for buyers. Active listings in the San Antonio–New Braunfels area are up about 5% from this time last year.

* Prices have softened. The median list price is around $325,000, down about 4.5% year over year.

* Homes are taking longer to sell. We're seeing homes spend roughly two months on the market, giving buyers more time to think, negotiate and compare.

* Price matters more than ever. Nearly half of the homes on the market have had a price reduction, which tells us sellers have to be realistic about where their home is positioned.

So, is it a buyer’s market? In many areas and price ranges, buyers definitely have more leverage than they did a few years ago. But that doesn't mean every home is a bargain or that every seller will accept a low offer.

The San Antonio market is very neighborhood- and price-point specific. What’s happening in Helotes may look completely different from what’s happening in Boerne, Stone Oak, or New Braunfels.

That’s why I always recommend looking at the local numbers—not the national headlines.

When Should You Actually Offer Under Asking?

The answer is… sometimes. But simply offering less because you want a deal isn't always the best strategy.

There are times when an offer below asking price makes perfect sense:

- The home has been on the market for a while
-The seller has already reduced the price
- Recent comparable sales support a lower value
- The home needs repairs or updates
- There aren't multiple offers competing for the property
- The seller appears motivated
- The home may have been priced aggressively from the start

But here's the important part: don't focus only on how much below asking you can offer. Focus on what the home is actually worth and what it will take to get your offer accepted.

A low offer that isn't supported by the market can sometimes offend a seller or cause you to lose a home you really wanted.

The right offer is a combination of price, terms, timing and strategy. Every situation is different.

Thinking about making an offer? Don't just throw out a number and hope for the best.
