The Merc Reveals First Retail Tenants Near UTSA

A major milestone has been announced for one of San Antonio's largest mixed-use developments.

The Merc, a $350 million lifestyle district under construction near UTSA, has unveiled its first retail tenants ahead of expected openings in early 2027.

The first businesses include Pür & Simple, Pure Green, Frenchies Modern Nail Care, Hawaiian Bros Island Grill, and a new concept from the family behind Wild Goji Revolving Sushi & Bar.

The development is rising on 112 acres at 5730 UTSA Boulevard and is designed around a walkable live-work-play environment. Plans call for 1,600 apartments, 200,000 square feet of retail space, recreation areas, and commercial development.

With continued growth around UTSA, Loop 1604, and Interstate 10, projects like The Merc are creating new amenities and gathering spaces that continue to reshape Northwest San Antonio.

The latest LERA MLS data shows continued strength in San Antonio home values as we move deeper into the summer market.

🏡 506 homes sold
💰 Average sales price: $440,463
📈 Median sales price: $339,000

Compared to the previous week:

✅ Average sales price increased from $422,485 to $440,463
✅ Median sales price increased from $335,000 to $339,000
✅ Homes sold increased from 483 to 506

What does this mean?

For buyers, competition still exists for well maintained, properly priced homes. While inventory remains available in many areas, desirable homes continue attracting attention and moving into contract.

For sellers, this week's numbers show that buyers are still active despite affordability challenges. However, buyers are carefully evaluating condition, location, monthly payment, and overall value before making offers.

The increase in both sales volume and pricing suggests continued buyer confidence heading into the heart of the summer market.

Last week, I met with these buyers in my office for a consultation to discuss their goals, priorities, and what they needed in their next home.

They had previously toured a Meritage Homes community and knew they liked the builder. After learning more about their desired location, space requirements, and long term plans, I suggested they take a closer look at Estancia Ranch.

When we toured this home, it quickly became clear that it checked all the right boxes.

With an additional bedroom featuring its own en suite bathroom, a spacious study, and plenty of room for their future needs, this home stood out from the others they had considered.

What made this opportunity even better was the timing. Another buyer had been given the opportunity to move forward, but the contract was never executed.
