🏡 GATED vs. GUARDED: They are NOT the same thing.

If security is important to you when buying a home, understand the difference:

🔐 Gated Neighborhood
Usually has an automatic gate controlling access. It can help discourage non-residents, cut down on solicitors, and control casual traffic.

But let's be honest… a gate is not Fort Knox. 😂

👮 Guarded Neighborhood
This is a different level of security. Entry is much more controlled, with residents authorizing guests, vendors, deliveries, etc. You generally can't just drive through the neighborhood because you feel like taking a look around.

💰 And that security comes with a price.
A gated community might have HOA/security costs starting around $75/month and going up from there.
Guarded communities can easily run $300+/month depending on the level of service and amenities.

Bottom line:

If you're paying a premium for a "gated" neighborhood, understand exactly what the gate actually does — and what it doesn't.

Because gated ≠ guarded.

I paid $147,125 for a leased office space over 5 years.
😳

Now, it was a small, not-particularly-sexy office. Nothing you’d put on the cover of Architectural Digest.

But still…

$147,125.

And at the end of those 5 years, I didn’t own the building. I didn’t own the dirt. I didn’t have an asset to sell.

The money was simply… gone.

It reminds me a lot of the “rent vs. buy” conversation in residential real estate.

For many small businesses, buying the right commercial space can be a MUCH better long-term strategy than renting one.
And this is one of the things I really love doing at Jadestone Real Estate.

I don’t just want to help a small business find a place to put their desks.

I want to help business owners use real estate as a tool to build their business, their wealth, and ultimately their life.

Do you know where the name Jadestone Real Estate came from?

Well… it’s a long story.

Ashley Hillyer, co-owner and real estate broker, had a previous career as a Graduate Gemologist working in the fine jewelry industry.

So naturally, when we had our first child, we did the completely normal thing…

We named her after a gemstone.

Jade. 😂

And then, because apparently one Jade wasn’t enough, we eventually thought:

“Hey… why don’t we name the real estate company after her, too?”

And BOOM. Jadestone Real Estate.

But honestly, we’ve always loved the name — and jade turns out to be a pretty fitting inspiration for a real estate company.
It’s tough. Resilient. Distinctive. Valuable.

It has been treasured for thousands of years and is recognizable just about anywhere.

So there you have it.

Jadestone started with a gemologist, became a daughter, and somehow turned into a real estate company.

…but we like it. 💚

One of the perks of being self-employed! 😂

Finally got myself a “World’s Best Boss” mug.

Being self-employed in real estate is a tough gig. I often tell people that a lot of folks get into this business because they want to be their own boss… And a lot of people fail because they are their own boss.

There’s nobody standing over you telling you what to do. No one cares if you hit your goals. No one is checking whether you showed up on time.

You have to provide your own discipline, focus, motivation, goal-setting, accountability…

Basically, you have to be a pretty good boss and employee.😀

Not all “wood floors” are actually wood. 👀

When you’re looking at a house, you might see:

🌳 REAL HARDWOOD — The real deal. Beautiful, timeless, can often be refinished… and usually comes with a higher price tag.

🪵 ENGINEERED WOOD — Real wood on top, engineered layers underneath. Great looks, more stability, and often a little easier on the wallet.

💰 LAMINATE — Not real wood, but it can look remarkably close. Budget-friendly and surprisingly durable.

💦 LVP — Luxury Vinyl Plank. Waterproof, durable, and increasingly popular. Great for busy households, pets, and…well…life.

🧱 TILE — Yep, tile can look like wood too. Extremely durable and great in areas where moisture is a concern.
And here’s the important part:

They can ALL look like wood in a listing photo. 📸

But they can have very different prices, installation requirements, durability, maintenance, and best uses.
