If you’ve been hearing a lot about the proposed development at 626–648 Walnut Street in downtown San Carlos, you’re not alone. There’s been plenty of conversation and quite a bit of confusion.

We didn’t want to add another opinion. We wanted the facts.

So, we took a closer look at what’s actually being proposed, what hasn’t been decided, the current timeline, and what homeowners and buyers should really be paying attention to.

Here’s the most important thing to understand: this project could change considerably before anything is built. With construction potentially not beginning until 2029 or later, I wouldn’t make a major real estate decision today based on assumptions about something that is still years away and subject to change.

Pay attention. Ask questions. But look closely at the specific property, its exact location, your timing, and your long-term plans. A development like this isn’t automatically good or bad. The potential impact depends on the details.

When I walk into a home before we list it, I’m not looking for perfection. I’m looking for what buyers are going to notice the second they walk through the door.

Sometimes it’s fresh paint. Sometimes it’s lighting. Sometimes it’s taking things away, moving furniture, fixing one small detail, or changing a room so buyers can finally see what it could be.

Some homes sell in a weekend.

This one didn’t.

And that’s part of the story.

We loved this house from the moment we saw it. The courtyard, the arches, all the natural light, the big corner lot. It had so much charm and personality, and we truly believed the right buyer would see what we saw.

But the market had other plans.

Weeks went by. We had showings, conversations, feedback, and plenty of moments where we wondered, where is our buyer?

So we kept going.

We made changes when we needed to. We kept showing the house. We kept talking about it. We kept believing in it, and most importantly, our sellers trusted us enough to keep believing too.

And then one day, the right buyer walked in.

That’s it.

JUST SOLD IN BURLINGAME. And this one comes with a whole lot of happy. 🤍

K and F were referred to me more than a year ago, and what started as a home search turned into one of the most fun buyer journeys I’ve had in a long time.

We toured a lot of homes. And I mean a lot.

There were offers, close calls, a couple of heartbreaks, plenty of opinions, even more laughter, and quite a few meals along the way.

Then the right home came along in Burlingame.
