Kicking off 2025 with an EPIC sale to amazing buyer clients. This was probably the nicest home I’ve ever sold and is one of the most gorgeous properties in San Carlos IMO. It has every single “bell and whistle” on the planet. Perfect for my “nerdy” buyer who is the most handy non-contractor person I know 🔨🔧🏡!!

JUST SOLD!! Q2 has been a quarter for selling homes on large lots and continuing the hyperlocal theme...all 3 recently sold properties are within a mile of our home! Porto Rosa has a very special large/flat/cul-de-sac lot…my client’s dream home. The fog is creeping while they are trying to unpack and they mentioned how they were “distracted” by the beauty of the fog spilling over the hills…it still takes my breath away after a few decades in the Bay Area.

My client also has an incredible green thumb and already has transplanted/rescued some of the fruits and veggies the previous owner was so generous to plant when they listed the home in April. Being a huge (hack) gardener, I love the “first summer” garden that was kickstarted and came with the house 🏡. Now I need some lessons from my client!

Snagged 2 amazing properties in the past week…both with very special yards and in need of a refresh (my thing for sure…you can always change the house BUT not the lot or location!!). Ended 2023 on a high note with two December closings! Won a HARD-fought battle with 10 offers in San Carlos on a starter home on Cedar St. Was also able to get buyers a DEAL and into their 3rd home…they have always owned new construction homes. We lowballed (275k under list) on a Thomas James property on Rutherford in RWC. Were initially denied but persistence paid off! We tweaked the offer a week later to show a higher purchase price with a seller credit (SAME net to my buyers). Seller accepted the 2nd time around 👊🏻 🏡🏡!!

Q4 is looking good…who says the market is slow? Sold one LARGE off-market fixer in Belmont…stay tuned for the updated listing sometime early next year! Won a HARD-fought battle with 12 offers in Belmont for buyers who have been looking for a few years for the perfect lot and home to remodel. Made a pre-emptive offer on a great RWC home for buyers who are very particular and have also been looking for a few years. And, yesterday, I won another hard-fought battle with 10 offers for a great starter home in San Carlos!!

JUST SOLD!!
Being a “full-service” realtor means a lot of things. After searching for several months and making a few offers, I am thrilled that my clients bought this “fixer” on an AMAZING street in San Carlos. Initially, they were only looking at updated homes. After realizing we would increase the number of homes (less competition too) by expanding the search to NON-turnkey homes, we landed this place. Helped to be tight with the listing agent too!

Having gutted my house down to the foundation in 2020, I was able to give them peace of mind that it’s the best way (IMO at least) to go. I also have lots of connections to help them do it! Why pay top dollar for someone else’s finishes you might not like? My contractor met us BEFORE making an offer to give them a ballpark on the remodel budget (and the comfort to make a non-contingent offer). During the escrow, he was refining and drawing up plans and getting ready to file for a permit. They will be submitting tomorrow and should be underway in a couple of weeks!! Optimistic they will pretty quickly have instant equity on the remodeled home. Who you work with matters A LOT 🏡💪🏻!
