Rates hit a 23+ year high, sales volume drops, but why aren’t values crashing like some had hoped/predicted?
For years the Fed tinkered and kept rates artificially too low and now, unless one of the 7 D’s applies, most are holding tight… Even a moderate increase in unemployment (God forbid) will not have any meaningful impact as people will always need a roof over their head and we just haven’t making enough roofs available (for years now)

I love serving my clients, wherever they take me… it’s always a special privilege to serve in areas filled with nostalgia for me… so many Rose Bowl games attended in my younger years and now my clients get to live in an area I drove past almost every home game.… and of course, you can’t venture to this area without a pit stop at Philippe’s.

It’s always a pleasure to give back in any way I can… started this journey almost 16 years ago when Ally was delivering our 1st. My heart was broken for all the moms and babies who need transfusions. Giving a few hours of my time at least once a month is the least I can do. (At least 85 donations and almost 11 gallons and counting…)

Today we are helping some of our past clients purchase a home for their mother here in Laguna Woods Village - a 55+ guard-gated community of over 12k homes here in the heart of central southern OC complete with stables, art studios, wood working shops, lapidary studio, shuttle busses, and so much more...

As we wait for the inspector to do his job, it is certainly relaxing to enjoy the afternoon breezes, sounds of the local birds and this awesome view...

This market is 🍌 🍌... Homes that have not been touched - in at least 40-50 years decoratively speaking- area in VERY high demand right now. Our buyers are loving the larger oversized rooms and unique open spaces.

These homes certainly have a quaint “grandma’s house” appeal with great memories of childhood past, however, buyers are re-imagining everything about how they will use these living spaces after the latest year of feeling confined. Natural light has moved to either 2nd or 3rd on the buyer “needs” list.

We are also seeing a growing trend of buyers who want the “fixer” to cosmetically improve and personalize with their own modern touches and finishes... This is a brave new world indeed!

Inspection day fun finds: remodeled kitchen with a slide pull-out that has the neatest knife and cooking utensil holders (for those who wish not to clutter their counter tops unnecessarily)... What do you think: functional/useful or waste of cabinet/storage space?

Also, side bar question: do you think the light muted tone cabinets with white stone counters are here to stay and will stand the test of time, or are they simply a passing fad?

Lastly, have you ever had a dead-spot in your cabinet storage (typically in the corners)? Check out this combination lazy-Susan-style spinner with sliding pull-out shelves.

Christopher Samuelson is definitely a fan of how you can make the most of these limited spaces without sacrificing style or storage...

Today’s post topic: Adventures in Vintage

We were out today touring homes with a family purchasing their very fist home when we came across this little gem of a tract home built in the 1950’s.

According to the trustee, this is a home that was owned by one family where all of the children grew up and help mom and dad keep things in proper - but original - working condition.

Though days like these can be a blast from the past where buyers reminisce about their parents’ (or even grandparents’) home, they are also a great opportunity to re-examine ones goals and motivations (not to mention skill set and access to restorative resources) to ensure your buying journey doesn’t leave you with a bad taste in your mouth and unprepared for what lies under the proverbial hood of a classic like this...

Side note: Christopher Samuelson was left pondering the question: were people from the 1950’s really all that much shorter, or was this a modification for a particularly vertically-challenged individual? (The hood above the stove was barely mid-chest level.)
