Boring but important. If you are a homeowner selling your home, it makes sense that you would want the largest number of potential buyers to have access to it. If you are a buyer, you are going to want to see everything that is on the market, not just some of it. Yes? Simple. Everthing else is spin.

The MLS powerhouse said it will not adjust its rules to appease Compass, which it claims is benefitting from the cooperative while hiding its own listings.

AI is helping us understand the scale and scope of the ongoing current housing crisis in Southern California. Look at the last column - the relative cost of a median home as a percentage of income, taking into effect the price of the home and interest rates. in 1950, the median monthly cost represented 16% (!) of the median income. As recently as 2010, the median priced home required 39% of the median income. Painful, but manageable for a motivated and disciplined buyer. This year, 2026, the median home mortgage requires 65% (!!!) of the median income. Lenders won't make those loans. I've served on a number of affordable housing groups ranging from cities and counties to the state of California to nationwide. I can tell you nobody has any great ideas. The freakishly low interest rates of 2010 to 2020 now serve as a disincentive to sell, lowering inventory and prolonging the crisis. What do YOU think are the answers?

Let people sell their homes without ruinous taxation and A: Older folks will be able to move. B: Younger folks will have more houses to choose from. C: Affordability will improve.

The National Association of Realtors is urging Congress to double the capital gains tax exclusion for home sellers, raising the limit from $250,000 to $500,000 for single filers and from $500,000 to $1 million for married couples.

The current limits, unchanged since 1997, mean nearly 13 million homeowners would face a tax penalty if they sold today, effectively locking them in place and reducing available housing supply. NAR president Kevin Brown testified before the Senate Banking Committee that raising the limits would free up housing inventory without requiring new construction.
