Inventory is up⬆︎ (It's Spring!) And demand is also up⬆︎ despite a LOT of headwinds in the form of on-then-off tariffs, interest rate pain, and economic insecurity. If we had lower interest rates, or better consumer confidence numbers, or any kind of predictability at a national level, a boom in real estate would be the big economic news.

This is not new. But it’s something we will need to deal with if condos are going to continue to sell to ordinary working people.

Fannie Mae has been refusing to back mortgages for properties that it deems to be underinsured or have underfunded reserves. That’s making it hard for condo owners to sell.

Perspectives on the real estate market of the next few years. The truth is that nobody knows. It depends on what gets upended. Higher interest rates can't help. Lower mortgage availability can't help. Doubling (or tripling or quadrupling) the current capital gains exclusion of $500,000 to reflect the current reality of home prices and reduce the lock-in effect would greatly help.
